Having made that choice, I decided to buy a house and rent it to my friends to pay the mortgage. Turned out that I really liked being a landlord and was really good at it, so I bought another and another and another until I hit 5 houses, plus a spec home, by the age of 26. It was during this period that I got my real estate license, so that I keep all the commissions. Eventually, I was asked to join a real estate team, which was part of Keller Williams Realty.

After a couple of years in the business, I decided to sell all of my houses (at the top of the market) and move to Portland Oregon, a place I had only driven through prior. I quickly grew a team called Portland Power Search team to 5 agents and number 3 on Google, with over $20 million in sales our first full year.

Upon arriving in Portland, I began investing in start-up companies including tech firms, exercise equipment and a theater company. Eventually, I became the producer of the theater company. Our show, Who Stole My Dead Husband, went on to run for 4 years with rave reviews, becoming the longest-running theater production in Portland history. We are currently working on taking the show to theater festivals in Boston and the Netherlands, in the hopes of wider distribution.

I’ve always kept my feet in real estate, though. I’ve purchased two homes here in Portland, and recently joined M Realty as a recruiter. As a former agent, I understand what it takes to be successful in this industry. I am thrilled to be sharing M Realty’s unbeatable tools and training opportunities, and contributing to the success of the agents in our growing company.

While this is no substitute for a professional 360 degree virtual tour that you’d use on a million dollar listing, it’s definitely worth the $1.99 spent for something that you can quickly create yourself (and for A LOT less money).  Under proper lighting conditions, and a steady hand, the quality turns out pretty good. Email it to an out of town client, embed it into your WordPress blog, etc.

I did have a little bit of trouble using the embed code that the app spits out, but hopefully Sfera will work the bugs out. In the meantime, if you’re an M agent and need help using this snazzy new tool, let me know.

These are the two most memorable quotes I heard from a couple attendees of our first Real Estate Marketing Lab event that took place today.

The event, held at RefugePDX, was a combination conference and “hands on” workshop where attendees gained a real working knowledge of the HOW and WHY of Activity Based Marketing along with the supporting platforms of WordPress, Facebook, and YouTube.

This workshop style event is something a little different than what most Real Estate conferences offer.  It was a hybrid conference/conversation/Q+A session all at once and more than anything, it gave other local agents a glimpse of what we do at M Realty on a daily basis and how they might implement the same strategies in their practices.

We started the day with a discussion around Garron’s “Do-Document-Share-Convert” strategy.  He then showed several examples of this in action, and prepped the group for our mid-day activity of heading out into the real world to put this strategy into action.  We then broke the group up into smaller groups of 4-5 agents, gave them some basic instructions, and sent them on their way.

The groups were instructed to think of something they could go out and “do”, pick a way to “document” this activity, grab some lunch, and then return back to the lab so we could proceed with the “share” portion of the day.

Each group did a great job of picking a task or topic, documenting it with pictures and video, and making their way back within the allotted time.  From there, we worked with the groups on getting the images and videos ready to be used in WordPress.  We showed an easy way to crop, resize and upload the images along with getting the videos setup into a YouTube account.  Once that was all done, we dove into the WordPress section on our practice site The University of M. Check out the “student posts” section to see the results!

Overall, we were pretty impressed with the group and their progress.  We covered A LOT of info today, and everyone was able to keep up and participate in the activity.  In the end, several of the agents expressed comments similar to those in the beginning of the post, which to me means the event was a success.

Well, there’s an app for that.

The free “CrimeReports” iPhone application allows you to quickly and easily display crime related activity.  Using the GPS in the newer iPhones, it pinpoints your location and gives you the ability to filter the display in various ways (distance, type of crimes, timeline, etc.) or move around the map to another location of your choice.

It’s a great way to be able to provide the answers to your clients questions out in the field, and even do a little research in advance if you know living in a relatively crime free area is a concern.
